Spanish wealth tax and the tax on large fortunes (modelo 714)

Modelo 714 is Spain's wealth tax return: it declares your net wealth on 31 December. You file it alongside the income tax return, from 8 April to 30 June 2026. You must file if tax is payable or if your assets exceed €2,000,000. There is an allowance of €700,000, plus €300,000 for your main home, and rules differ by region. Managora calculates and files it.

What is new, and the law that applies
- 2026 campaign: modelo 714 approved by Orden HAC/277/2026, de 25 de marzo (BOE of 27/03/2026). Filing period from 8 April to 30 June 2026, for the 2025 tax year.
- The Impuesto Temporal de Solidaridad de las Grandes Fortunas (Ley 38/2022) remains in force: its effects were extended indefinitely by Real Decreto-ley 8/2023, de 27 de diciembre.
- Modelo 718 (large fortunes) was amended by Orden HAC/652/2026, de 26 de junio (BOE of 29/06/2026), to adapt the liability cap for taxpayers under obligacion real (limited liability); it already applies to the filing for the 2025 tax year, which opens on 1 July 2026.
- The state exempt allowance of €700,000 and the main home exemption up to €300,000 are maintained. While the tax on large fortunes is in force, Madrid, Murcia and La Rioja have replaced their 100% relief with a variable relief (the difference between the wealth tax liability and the ITSGF liability), so that large estates go back to paying the wealth tax to their region; Andalucia keeps the 100% with the option to pay. That is how they retain the revenue rather than losing it to the state tax.
What is the Spanish wealth tax and modelo 714?
The wealth tax (Impuesto sobre el Patrimonio) taxes the net wealth of an individual on 31 December of each year: the value of all their assets and rights (property, bank accounts, shares, insurance policies, jewellery, vehicles) minus debts and charges. It is governed by Ley 19/1991, de 6 de junio (the Spanish Wealth Tax Act).
Modelo 714 is the official return for that tax, filed online through the electronic office of the Agencia Tributaria (AEAT, also called Hacienda, the Spanish tax authority) within the same annual campaign as the Renta, the Spanish personal income tax return. There is no paper version: filing online is compulsory.
It is a state tax ceded to the comunidades autonomas (Spain's autonomous regions), which can set their own exempt allowance, their own rate scale and their own reliefs. That is why the same fortune can pay a lot, a little or nothing depending on where its owner lives. You can see the price of the Managora service on the service page (modelo 714).
Who has to file modelo 714?
Under article 37 of Ley 19/1991, you must file modelo 714 if you are in one of these two situations: your tax liability, once the exempt allowance, deductions and reliefs have been applied, comes out as payable; or the value of your assets and rights, valued under the rules of the tax, is more than €2,000,000, even if the result is zero.
This second threshold matters: it is measured on the gross value of the assets and rights, without deducting debts, and it requires you to file even when nothing is payable. That is why, in regions that give a broad relief on the tax (such as Andalucia, or Madrid for wealth below the threshold of the tax on large fortunes), many residents pay nothing but do have to file the return.
Residents in Spain are taxed under obligacion personal (unlimited liability), on their worldwide wealth. Non-residents are taxed under obligacion real (limited liability), only on the assets and rights located in, or exercisable in, Spanish territory.
How much do you pay? Allowance, main home and rate scale
As a general rule, the taxable base (your net wealth) is reduced by an exempt allowance of €700,000. The rate scale applies to the remainder. The subsidiary state scale runs from 0.2% to 3.5%, and applies when the autonomous region has not approved one of its own.
In addition, your main home is exempt up to a value of €300,000 per owner. Anything above that figure is included in the base. The outstanding mortgage on the home is deducted as a debt within your overall wealth.
There is a joint cap: the sum of your IRPF (Spanish personal income tax) liability and your wealth tax liability cannot exceed 60% of the IRPF taxable base. If it is exceeded, the wealth tax liability is reduced, with a floor of 20% of that liability. Family business assets and shareholdings in companies that provide your livelihood are also exempt if they meet the requirements.
Why does my neighbour pay nothing and I do? Differences by region
The wealth tax is ceded to the comunidades autonomas, and that is where the big difference lies. Several regions give an almost total relief, so that many residents pay nothing. That said, while the tax on large fortunes is in force, that 100% is no longer flat for large estates: Madrid, Murcia and La Rioja have replaced the 100% relief with a variable relief (equal to the difference between the wealth tax liability and the liability under the tax on large fortunes), so that high net wealth does pay the wealth tax to its region. Andalucia keeps the 100%, with the option of paying the liability that the tax on large fortunes would otherwise absorb. Cantabria and Extremadura also apply very high reliefs. Galicia gives a 50% relief. Cataluna, Comunidad Valenciana, Illes Balears, Asturias and Aragon have no general relief and the tax is payable.
The exempt allowance also varies: €700,000 in most regions, but for example €500,000 in Cataluna, and higher figures of their own in the Comunidad Valenciana and Illes Balears. The rate scales vary too, with top rates that in some regions go above the state rate of 3.5%.
What decides where you are taxed is the habitual residence of the owner (the region where you have lived the most days over the recent periods), not where the assets are. What is the Spanish tax on large fortunes and how does it connect?
The Impuesto Temporal de Solidaridad de las Grandes Fortunas (ITSGF, the temporary solidarity tax on large fortunes), created by Ley 38/2022, is a state tax on net wealth above €3,000,000. It was created as a temporary tax, but Real Decreto-ley 8/2023, de 27 de diciembre, extended its effects indefinitely, so it remains in force. It is declared with modelo 718.
Its scale is 0% up to €3,000,000, 1.7% between €3,000,000 and €5,347,998.03, 2.1% up to €10,695,996.06 and 3.5% above that. It also applies an exempt allowance of €700,000 for residents.
The key point is that it is complementary to the wealth tax: whatever you have already paid in wealth tax is deducted from its liability. While the ITSGF has been in force, several regions have adapted their reliefs precisely to keep that revenue in their own territory. Madrid, Murcia and La Rioja have replaced the 100% relief with a variable relief, equal to the difference between the wealth tax liability and the ITSGF liability: large estates therefore go back to paying the wealth tax to their region and their ITSGF comes out at zero. Andalucia keeps the 100%, but allows you to opt to pay the liability that the ITSGF would otherwise absorb. That is why, today, the only people bearing a state charge through this route are those resident in a region that in practice still does not charge the wealth tax to large estates.

You are required to file if, after the exempt allowance and reliefs, a liability comes out as payable, or if the value of your assets and rights exceeds €2,000,000 even when the result is zero.

Value your wealth as at 31 December
List your property (the highest of cadastral, verified or acquisition value), bank accounts, shares and funds, insurance policies, vehicles, jewellery and the rest, and deduct debts and charges.

Apply the exemptions
Leave out your main home up to €300,000, household contents, and family business assets or shareholdings that meet the legal requirements.

Deduct the exempt allowance and apply the rate scale
Deduct the exempt allowance (€700,000 as a general rule, or your region's own figure) and apply the rate scale of your autonomous region, or the state one if the region has none of its own.

Apply reliefs and the joint cap
Apply the regional relief that corresponds to you (which can be 100%, or variable according to the difference with the tax on large fortunes in some regions) and the joint IRPF plus wealth tax cap of 60% of the IRPF base.

Filing must be done online at the electronic office of the AEAT, with a digital certificate, Cl@ve (Spain's official online identification system) or an electronic DNI, together with the Renta income tax return.

If applicable, file modelo 718 (tax on large fortunes)(From 1 to 31 July 2026)
You only have to file modelo 718 when, after the exempt allowance and the deduction of wealth tax already paid, the liability comes out as payable; simply exceeding €3,000,000 is not enough. In practice, for a resident that happens from around €3,700,000 of net wealth. Whatever you have already paid in wealth tax is deducted from its liability.

A worked example
A single person resident in Spain, with net wealth of €6,000,000 as at 31 December 2025, including a main home valued at €400,000. Indicative figures using the state scale.
- Main home: exempt up to €300,000, €100,000 is taxed. Net wealth subject to tax: €5,700,000.
- General exempt allowance: €700,000. Net taxable base: €5,000,000.
- Wealth tax (state scale): €25,904.35 up to 2,673,999.01, plus 2,326,000.99 at 1.7%. Approximate liability: €65,446.
- Large fortunes: net taxable base €5,000,000; 0% up to 3,000,000 and 1.7% on 2,000,000 = €34,000. The wealth tax already paid (€65,446) is deducted, so it comes out at €0.
If your region gives no relief, you pay around €65,446 in wealth tax and €0 in large fortunes tax. In Madrid, Murcia or La Rioja, with the variable relief in force, this wealth goes back to paying the wealth tax to the region (around €65,446) and the large fortunes tax comes out at €0. Only if your region keeps the 100% relief unchanged (and you do not opt to pay) does the wealth tax come out at €0, and then the large fortunes tax makes you pay €34,000 to the state. Indicative amounts: the exact result depends on your region, your exemptions and the joint income and wealth cap.

Frequently asked questions
Do I have to file the wealth tax return if my region relieves it by 100%?
Yes, in two cases. You must file modelo 714 even if the result is zero when your assets and rights exceed €2,000,000. And even if you pay no wealth tax, if your net wealth is very high and a liability comes out as payable, you will have to file modelo 718 for the tax on large fortunes. Managora checks your case.

Does my main home pay Spanish wealth tax?

Is the tax on large fortunes paid on top of the wealth tax?

The state liability is only borne by someone resident in a region that still does not charge the wealth tax to large estates (in practice today, Andalucia, which keeps the 100% relief unless you opt to pay) and who has high net wealth (above around €3,700,000 of taxable wealth). Madrid, Murcia and La Rioja now charge the wealth tax on those estates, so their tax on large fortunes comes out at zero.
What happens if I do not file modelo 714 when I am required to?
Hacienda can impose a penalty for failing to declare, and if the return was payable, surcharges and late payment interest are added. Managora calculates and files on time for you so this does not happen.
What is modelo 232 and does it affect me?
It is an information return (no payment) covering transactions between you and your companies, or between companies in the same group. The company files it in November if those transactions exceed the thresholds (€250,000 with a single related entity, or specific transactions of €100,000).
