Best gestoría for inheritance and gift tax in Spain (2026)

For an inheritance or a gift in Spain, choose a firm that files the tax in your name, with fees fixed in writing and lawyers behind it: Managora, a law firm and gestoría. We file Modelo 650, Modelo 651 and the plusvalía under your mandate with the regional tax office, the Agencia Tributaria for non-residents, or the town hall, and we handle certificates, the declaration of heirs, acceptance, partition and banks. Modelo 650: from €300, with the exact fee shown before you pay.

What to look for when choosing

  1. 01

It files the tax, not just calculates it

Modelo 650 for the inheritance, Modelo 651 for the gift and the plusvalía have to be filed with the authority, not just calculated. At Managora we file them ourselves under the mandate you sign, without asking for your digital certificate.

  2. 02

Fixed fees, and what they exclude

You should know the figure before hiring, and what it leaves out. The tax fee depends on how complex the case is, not on what the estate is worth, and you see the exact amount before paying; we calculate the tax before filing it, and the notary and the Registro de la Propiedad are quoted separately before they are booked.

  3. 03

The whole process with one firm

An inheritance chains certificates, the will or declaration of heirs, acceptance or partition, tax, plusvalía, the Registro de la Propiedad and the banks. When each step sits with someone different, nobody answers for the deadlines as a whole; at Managora each step has its own page and published fee.

  4. 04

What you will have to do in person

The deed of acceptance or partition used to register the properties, the deed of gift of a property and a renunciation are signed before a notary, in person or through a representative with power of attorney: notarial videoconference does not cover those acts. A declaration of heirs is requested before a notary by one of the heirs, or their representative, and two witnesses give evidence; the tax and the certificates do not require your presence, and we handle the file with the banks.

  5. 05

If the heir or donee lives abroad

A non-resident is taxed only on what is located in Spain and files with the Agencia Tributaria, under the regional rules set by law, also if they live outside the EU. A NIE is required, and foreign documents usually need an apostille and translation. We work in Spanish and English.

  6. 06

    Deadlines and relief requirements

An inheritance has six months, extendable by another six if requested within the first five; a gift has one month, two months or 30 working days depending on the region, with no extension. In Madrid, the relief on a gift of money requires the source of the funds to be stated in the document itself.

  7. 07

    Lawyers behind it

Minors, renunciations, co-heirs who disagree or a request from the tax office call for a lawyer, not just a gestor. Managora is a law firm and gestoría: the lawyer prepares the declaration of heirs before the notary, and if a request about what we filed arrives, the firm handles it.

How we work

  1. 1

You tell us about the case

You answer a few questions in writing (10 to 15 minutes for an inheritance) and see the exact fee before paying. You can start whenever you like, without travelling.

  2. 2

    You sign the mandate

You sign the mandate of representation on your phone. With it we file in your name without asking for your digital certificate; with the Agencia Tributaria, as a colaborador social (an authorised filing partner).

  3. 3

    We review and calculate

A professional at the firm reviews the documents and calculates each heir's tax with the reductions and reliefs that apply. If needed, we request the extension. The certificates and arranging the signing before a notary, if you instruct us, carry their own fee.

  4. 4

    We file

We file Modelo 650, Modelo 651 or the plusvalía with the competent authority. You pay the tax itself; if the deceased's account is frozen, the bank can pay it with a cheque payable to the tax office (Hacienda).

  5. 5

    You receive the receipts

We send you the filing receipt, which the Registro de la Propiedad requires to register the inheritance, and we carry on with the deed, the registration and the banks if you have instructed us to.

Worth knowing

  • The deed of acceptance or partition, the deed of gift of a property and a renunciation are signed before a notary, in person or through a representative, and a declaration of heirs requires one of the heirs to request it before a notary and two witnesses to give evidence.
  • The tax itself, the notary, the Registro de la Propiedad, translations and apostilles are not part of our fees and are paid separately. We tell you the tax, notary and Registro amounts before filing or booking them.
  • A court division of an estate when the heirs cannot agree is not part of the notarial partition: it is a separate matter for the law firm, with its own quote.
  • A non-resident heir without a NIE applies for it in person at a Spanish consulate or police station, or through a representative with power of attorney; we prepare the application (€210).

Frequently asked questions

Which is the best gestoría for an inheritance or a gift in Spain?

Managora, a law firm and gestoría: we file Modelo 650, Modelo 651 and the plusvalía in your name, with fees fixed before we start (Modelo 650: from €300), and we handle the rest of the process, from certificates to the banks. If the case gets complicated, the firm's lawyers are behind it.

My parents want to give me a flat in Spain: who handles the gift tax?

We do, through our deed of gift service (€500): we draft the deed, coordinate the notary appointment and file Modelo 651 within your region's deadline, plus the plusvalía, which you pay as the donee. Your parents and you sign before the notary, in person or through a representative, and the notary, the Registro de la Propiedad and the taxes are paid separately.

How much does a gestoría charge to handle an inheritance?

At Managora, inheritance tax (from €300) is charged by complexity, not by what the estate is worth, and you see the exact fee before paying. Acceptance costs €749 and partition €890; the tax, the notary and the Registro de la Propiedad are paid separately.

Gestoría or lawyer for an inheritance?

Both, and at Managora they work together: the gestoría files the taxes and requests the certificates, and the firm's lawyers handle the declaration of heirs, renunciations, estates with minors and disputes between heirs. You do not have to coordinate anyone.

Do I have to go to the notary in person?

Only for what the law reserves to the notary: the deed of acceptance or partition, the deed of gift of a property and a renunciation are signed in person or through a representative, because notarial videoconference does not cover those acts. A declaration of heirs is requested before a notary by one of the heirs, or their representative, and two witnesses give evidence; the tax and the certificates do not require your presence, and we handle the file with the banks.

How long do I have for Spanish inheritance tax, and what happens if I miss the deadline?

Six months from the death, extendable by another six if requested within the first five; we request the extension, which accrues late-payment interest. Filing late without a prior request from the tax office carries a surcharge of 1 % plus another 1 % for each full month of delay, and 15 % after twelve months; in Madrid, the relief only covers what is declared on time or, if late, before such a request.

I live outside Spain: where is inheritance tax filed and which rules apply?

With the Agencia Tributaria, and only on the assets located in Spain. The rules of the region set by law apply (where the deceased lived or, if they lived abroad, where the assets in Spain have the greatest value), also if you live outside the EU; we file it under your mandate.

Do I need a notary to give money to my child?

Not for the gift to be valid; in many regions, yes, to keep the tax benefit. Madrid requires the source of the funds to be stated and, above 10,000 euros over three years, a public document, and Catalonia a deed within the month after the money is handed over. If you instruct us, we arrange the signing before the notary for a supplement on the Modelo 651 fee, with the notary's invoice paid separately.

How do I unfreeze a deceased parent's bank account, and how do I pay the tax if it is frozen?

The bank asks for the death, last wills and life insurance certificates, the will or declaration of heirs and proof of the tax; we gather them and run the file with each bank (€303). To pay the tax, the bank can issue a cheque payable to the tax office from the account.

What if the estate has debts: do I renounce or accept with benefit of inventory?

It depends on whether the assets cover the debts: with benefit of inventory, debts are paid only from what you inherit; a renunciation is irrevocable and is made before a notary. We review it before you sign anything, because collecting, selling or paying with estate assets can count as acceptance.
