With Managora you do it 100% online: you answer a few questions, sign a digital mandato (power of representation) and we draft, sign and file your application for you. Estimated total cost: from €89. Official tasa (government fee): There is no tasa (official fee) payable to any public body. The acta notarial de remisión de documentos attracts a notary's fee payable by you (from a few tens to several hundred euros depending on the content and the number of items sent), separate from our own fee.
We arrange your acta notarial de remisión (notarial record of dispatch) by registered post (art. 199 RN, the Spanish Notarial Regulation). The notary certifies the certain date, the full content and the receipt of the item sent. It is useful to INTERRUPT the civil limitation period (art. 1973 CC, the Spanish Civil Code), to serve notice on a tenant before an eviction so as to rule out enervación (the tenant's right to halt the eviction by paying late) under art. 22.4 LEC, the Spanish Civil Procedure Act, with more than 30 days, for a demand before a monitorio (order-for-payment claim), for company communications and for breaches of contract. It is the equivalent of a burofax (certified letter with recorded content sent through Correos) but with reinforced legal weight.

Legal basis and things to bear in mind
- Framework: art. 199 of the Reglamento Notarial (acta for dispatch by post). Different from art. 202 RN (acta of notification, with the notary attending the address in person).
- Effect: the acta evidences the CERTAIN DATE, the FULL CONTENT and the RECORD OF RECEIPT or of the attempted delivery.
- Interruption of the civil limitation period: the clock restarts from the date of dispatch (art. 1973 CC).
- Notice to a tenant: if more than 30 days pass without payment, it RULES OUT enervación (halting the eviction by late payment) in a subsequent eviction (art. 22.4 LEC). Minimum period of 30 days.
- Demand before a monitorio (order-for-payment claim): it strengthens your procedural position and lets you evidence the default from an earlier date.
- Estimated cost: notary's fee 50-100 € + registered post 5-10 € + our fee 59 €. Typical total 110-170 €.
- Compared with a burofax from Correos: the acta notarial has GREATER evidential weight because it is certified by a public officer. A simple burofax evidences dispatch and content but not the notary's involvement.
