Legal basis and things to bear in mind
- Legal framework: arts. 221-222 Ley Hipotecaria + arts. 332-345 Reglamento Hipotecario + RD 1611/2011.
- Key difference: a NOTA SIMPLE is INFORMATION ONLY (art. 222.5 LH); a CERTIFICACIÓN LITERAL is a public document with full evidential value.
