Catastro (land registry for tax purposes): change of ownership of a property (modelo 901-N)

Catastro (land registry for tax purposes): change of ownership of a property (modelo 901-N) is filed with Sede Electrónica del Catastro / Gerencias Territoriales. With Managora you do it 100% online: you answer a few questions, sign a digital mandato (power of representation) and we draft, sign and file your application for you. Estimated total cost: €29 to €29.

We update the registered Catastro owner of a property after a sale, gift, inheritance, court decision and so on (modelo 901-N, RDLeg 1/2004 LCI). The legal deadline is CRITICAL: 2 months from the transfer, with a penalty under art. 70 LCI of 60-200 € per property if filed late. Key warning: if there was a public deed plus registration at the Registro de la Propiedad (Land Registry), the automatic notarial notification under art. 14 LCI already updates the Catastro, so in many cases you do NOT need to file anything. We automatically detect when a declaration is needed and when it is not.

  • Undivided shares: if you acquire a percentage, state the exact percentage for each property.
