Legal basis and things to bear in mind
- Legal framework: RD 326/2026, of 22 April (Plan Estatal de Vivienda 2026-2030, in force since 24 April 2026), chapter IV + Ley 12/2023 + Ley 38/2003 LGS. The previous plan was RD 42/2022.
- Your Comunidad Autónoma opens the call, processes it and decides (art. 5 of RD 326/2026): with no open call in your region there is nowhere to file, and we tell you before charging you.
- Amounts: general grant 250 €/month for a home and 150 € for a room, up to 40 % of the rent (art. 119); young people up to 35, 300 € and 200 €, up to 60 % (art. 137); vulnerability up to 1.000 €/month and 100 % of the rent, plus 300 €/month for running costs and utilities (art. 128).
- Duration: two years, renewable by up to two more, for the general and the young people's grant (arts. 120 and 134); up to five years for the vulnerability grant (art. 129).
- Income threshold: 5 times the IPREM for the general and the young people's grant, 3 times for the vulnerability one, raised for large families, single-parent status, disability or victims of terrorism. The IPREM has been frozen since Ley 31/2022 under the rolled-over budget.
- Maximum rent: 1.000 €/month for a home and 600 € for a room; up to 1.600 € on the general grant with a large family, single-parent status or disability (art. 117.2.a).
- Incompatible with any other rent-payment grant, whether national, regional or local (arts. 118 and 136).
- Two grants fall outside this procedure because they call for different data: the one for young people buying or self-building in municipalities of 10.000 inhabitants or fewer (up to 15.000 €, art. 143) and rent-to-own of protected housing, where the beneficiary is the seller. - Decision deadline of 6 months (no reply means refusal).
- The support is taxable for IRPF purposes (LIRPF arts. 17 and 33).
